Sheet 02Roof anatomy

What can you see from down there?

Pick a part of the roof. You'll get what you'd notice, what's usually behind it and what we do about it. Red shows where the water goes.

Part 1Bedding and pointing

Stain on the ceiling after rain?

What's going on

The mortar bedding that holds your ridge tiles weakens and cracks over time, and the flexible pointing on top wears away. Rain gets in at the top of the roof and comes through the plaster somewhere else, often a long way from where it started.

What we do

Re-bed the tiles and repoint them, so the top of the roof is solid and sealed again.

Part 2Ridge capping

Ridge line looks crooked from the street?

What's going on

Ridge capping is the row of curved tiles along the peak. Once the bedding under it lets go, caps can shift and open up gaps, right at the spot that cops the most weather.

What we do

Reset the capping on fresh bedding and point it up. If you've seen mortar in the gutter or on the ground, get it looked at before the next big rain.

Part 3Tiles

Damp patch that only shows in heavy rain?

What's going on

A cracked or slipped tile lets water straight through, and a loose batten can pull a tile out of line. From the ground it can all look fine.

What we do

Find the damage, change the broken tiles and secure what's underneath. There's a real one in the case file below.

Part 4Valley iron

Water coming in where two roofs meet?

What's going on

The valley iron is the metal channel that carries water down the join between two roof lines. When it rusts out or packs up with leaves, water backs up under the tiles and often runs down an inside wall.

What we do

Replace the valley iron and put the tiles back around it, so the join carries water away like it should.

Part 5Gutters

Gutters spilling over when it pours?

What's going on

Leaves and dirt block the gutter, so the water has nowhere to go. It overflows, pools around the house and can end up in your roof, walls and ceilings.

What we do

Our high-reach vacuum pulls out the leaves, dirt and debris. No blowers, so there's no mess blown all over your property.

Part 6Whirly bird

Top of the house like an oven in summer?

What's going on

Heat builds up under the tiles with nowhere to go. A whirly bird improves roof ventilation and lets it out. Anything that goes through a roof also needs sealing properly, or it becomes a leak of its own.

What we do

Install the whirly bird and seal it in with storm seal.

Sheet 03Case file

A roof leak that came down to one batten.

A real Mifsud job, in the order it happened. The lines in red are the notes written on the job photos.

  1. 01

    Found

    "Roof leak present"

Look at it. Tiles sitting flat, no obvious break from up top. That's why leaks like this get missed. The shadow is the roofer taking the photo.

Flat grey tiled roof with no obvious damage, the roofer's shadow falling across it
  2. 02

    Investigated

    "Further investigation"

Tiles come off, and now you can see what's under there: batts, battens, gutter line. Check the batten on the right, sitting at an angle.

Tiles lifted to show roof insulation and timber battens, with one batten sitting crooked
  3. 03

    Rectified

"Rectification by securing batten and reinstalled tiles"

Batten secured and running straight, ready for the tiles to go back on it. Fix what's causing it, not just the stain.

Same section of roof with the timber batten now straight and secured
  4. 04

    Result

    "End result!"

Tiles back in line and the roof closed up. You'd never know anyone had been up there, which is how it should be.

Finished run of grey roof tiles sitting straight along the gutter
